Common Folding Door Problems — Causes and Fixes
Aluminium folding doors — also called bi-fold doors — are popular across Gauteng for patios, entertainment areas, and room dividers. They're well-suited to indoor-outdoor living, but they have their own set of failure points. Here are the four problems we see most often, and what each repair involves.

Call 078 246 48981. Sagging panels
When one or more panels drop — leaving a visible gap at the top of the frame or causing the bottom to drag on the floor — the top pivot bracket or top roller has worn or come loose. Folding doors carry their weight at the top pivot, not at the bottom like sliding doors. Heavier panels with larger glass panes put more load on the top pivot and are more prone to sagging over time.
You'll notice sagging first as a gap of light at the top of the panel, then as the bottom corner of the panel dragging on the floor or threshold, and eventually as the door refusing to fold properly because the panels are no longer aligned.
The fix: Top pivot bracket replacement or adjustment and top roller inspection. Caught at the sagging stage, this is a straightforward repair. Left until the panel drags on the floor, the bottom rail and threshold may also need attention.
2. Won't close flush — panel gaps and draughts
A folding door that closes but leaves gaps between panels, or between the last panel and the door jamb, has one of three problems: a bottom guide that has worn or come out of position, a top pivot that has shifted, or a shoot bolt that isn't seating correctly in its floor or header socket. Any of these allows the door to close but not seal.
Panel gaps are particularly problematic in Gauteng in summer — they allow insects in, reduce the cooling effect of open-plan living, and can allow driving rain into the room during thunderstorms.
The fix: Bottom guide adjustment or replacement, pivot realignment, and shoot bolt inspection. In most cases, all three components are checked in the same visit.
3. Stiff or creaking hinges
Folding door hinges need periodic lubrication. Aluminium hinges in Gauteng's climate are also prone to oxidation — a white powdery build-up (aluminium oxide) that increases friction and causes creaking and stiffness. Stiff hinges make the door hard to fold and put additional stress on the top pivot and track roller, which accelerates wear across the whole system.
In a pool-adjacent or coastal installation, oxidation can progress to the point where the hinge surface is too rough to lubricate effectively and the hinge needs replacing. Caught early, lubrication alone is usually enough.
The fix: Hinge clean and lubrication, or hinge replacement where corrosion has progressed beyond lubrication. Use silicone spray or a dedicated aluminium lubricant — not WD-40, which attracts dust and leaves a sticky residue.
4. Shoot bolt not engaging
Most folding doors are secured at the closed position by a shoot bolt — a rod that drops from the top of the leading panel into a socket in the header, or rises from the bottom into a socket in the floor. When the shoot bolt doesn't engage cleanly, the door can't be locked closed. This is usually caused by the panel shifting slightly out of position (a knock or drop), the socket corroding, or the bolt itself binding.
The fix: Shoot bolt adjustment or replacement and socket cleaning. If the panel has shifted enough to misalign the bolt with the socket, the pivot adjustment is done first.
Signs your folding door needs attention:
- One or more panels drag on the floor or threshold when folding
- There's a visible gap at the top of a panel when the door is closed
- The door leaves visible gaps between panels when closed
- The hinges creak or require noticeably more force than before
- The shoot bolt doesn't drop or engage smoothly
- The door won't fold flat — panels don't stack neatly
Frequently Asked Questions
- Why do folding door panels sag?
- Panels sag when the top pivot bracket or top roller wears or comes loose. Heavier panels with larger glass panes are most susceptible. This is repairable in most cases — pivot bracket replacement or adjustment restores correct panel height.
- Why won't my folding door close flush?
- A worn or misaligned bottom guide, a top pivot out of position, or a shoot bolt not seating correctly. All three are repairable and are usually assessed in the same visit.
- Can We Fix Doors repair folding doors?
- Yes. We repair aluminium-framed folding doors with standard hinges and top-track rollers across Gauteng. Call 078 246 4898 for same-day assessment.
- How often should folding door hinges be lubricated?
- Every 12 months in normal conditions. In pool areas or high-humidity environments, every 6 months. Use silicone spray — not WD-40 or oil-based lubricants.
